Yes, mortgaged properties may qualify. For the Golden Visa, properties with an outstanding mortgage can be considered, subject to the applicable requirements and a No Objection Certificate or confirmation from the financing bank. For the 2-Year Property Investor Visa, eligibility is subject to DLD requirements and supporting mortgage documentation.

For the 2-Year Property Investor Visa, the property generally needs to be completed and registered with a Title Deed. For the Golden Visa, eligible off-plan properties may qualify based on the registered property value and supporting documents, such as the Oqood, Sale and Purchase Agreement, or developer statement.

The total cost depends on the applicant’s circumstances and required processing. Fees generally include the Police Clearance Certificate, DLD processing, Special Purpose License, Establishment Card, immigration procedures, medical examination, Emirates ID, residence visa issuance, and applicable service charges.

Eligible adult children may be sponsored under the Golden Visa family provisions, subject to the applicable rules. Requirements can differ for sons and unmarried daughters, so eligibility should be checked before applying.

Eligible family members may generally remain in the UAE until the expiry of their existing residence permits, subject to the applicable immigration rules and any requirements imposed by the relevant authority.

Your Property Investor Visa is linked to maintaining the qualifying property ownership. Selling, gifting, transferring, or otherwise changing ownership of the qualifying property may affect your continued eligibility. It is recommended to review your residency position before completing any property transaction to avoid disruption to your visa status.

A Property Investor Visa provides UAE residency independently of an employer. However, taking up employment may require the appropriate work permit or employment authorization. Your residency status and your authorization to work are separate regulatory requirements.

Applications are processed through the relevant UAE authority depending on your emirate and eligibility category.
