Dubai property owners can apply for the 2-Year Property Investor Visa based on eligible completed property registered in Dubai. For a property held under sole ownership, there is currently no minimum property value requirement. For jointly owned property, each applicant must generally hold a registered share worth at least AED 400,000.

For a single property owner, there is no minimum property value requirement under the current process. If the property is jointly owned, the applicant’s individual registered share must be worth at least AED 400,000.

Yes. Jointly owned properties can qualify. Each applicant seeking their own 2-Year Property Investor Visa must generally have an ownership share valued at AED 400,000 or more.

Yes. Husband and wife can apply based on jointly owned property, subject to the applicable ownership requirements. An attested Marriage Certificate may be required to establish the relationship.

Yes. Multiple eligible Dubai properties can be considered as part of your property portfolio, subject to DLD requirements and the ownership structure shown on the Title Deeds.

Yes. Mortgaged properties can be considered. You will generally need an NOC from the financing bank. If the property is financed directly by a developer, a payment statement (SOA) or other supporting documentation may be required.

The 2-Year Property Investor Visa is generally intended for completed Dubai properties with a Title Deed. If you own an off-plan property under Oqood, we can review your documents to determine whether another property residency route, such as the Golden Visa, may be available.

No. The property must be registered in Dubai and meet the applicable DLD requirements. Properties registered in another emirate are processed under that emirate’s respective residency procedures.

Yes. A Good Conduct Certificate from Dubai Police, addressed to the Dubai Land Department, is required as part of the application process.

Eligible adult children may be sponsored under the Golden Visa family provisions, subject to the applicable rules. Requirements can differ for sons and unmarried daughters, so eligibility should be checked before applying.

Yes. Valid UAE health insurance is required for residence visa processing. The appropriate insurance coverage can be arranged as part of your application if required.

Yes. Once your residence visa is issued, you can sponsor eligible family members, including your spouse and children, subject to the applicable immigration and family sponsorship requirements.

The Property Investor Visa gives you UAE residency independently of an employer. If you intend to work as an employee, the appropriate work permit or employment authorization may still be required.

The 2-Year Property Investor Visa provides a more accessible property-based residency route, including no minimum property value for eligible sole owners under the current Dubai process. The 10-Year Property Golden Visa generally requires qualifying property worth at least AED 2 million and provides longer residency and additional benefits.
