Police Clearance Certificate
Apply online and obtain the required Good Conduct Certificate from Dubai Police.

DLD Block & Recommendation
Submit the property documents to DLD for property blocking and issuance of the recommendation letter.

DLD Professional License (TASKEEN)
A DLD investor trade license is issued in your name under the Special Purpose Firm license category as part of the residency process.

Establishment Card
An Establishment Card is issued to open and process your immigration file with the relevant immigration authority.

Entry Permit
Your entry permit is issued based on whether you are applying from inside or outside the UAE.

Change of Status
If you are inside the UAE, your immigration status is changed without requiring you to leave the country.

Medical Screening
Complete the medical fitness application and screening to obtain the Medical Fitness Certificate.

Emirates ID Application
Submit the Emirates ID application and complete biometrics, where required.

2-Year Residence Issuance 🎉
Complete the final immigration approval and issuance of the 2-Year Residence Visa.

Emirates ID Delivery
Your Emirates ID is printed and delivered directly to your registered address.

DLD-issued proof of ownership — Title Deed for ready property or Oqood for off-plan property.
Police Clearance Certificate (PCC)
A valid good-conduct certificate issued by Dubai Police for the Property Investor Visa application.
Passport copy

NOC from bank (if mortgaged)
Only required if the property is mortgaged
Statement of Account (SOA)
Required for off-plan properties only
Important: An SPA is not accepted for the visa application. You must have a Title Deed or Oqood issued by Dubai Land Department (DLD).

Wills & Estate Planning
As a property owner in the UAE, protecting your assets and your family’s interests is an important consideration. UAE inheritance and succession rules may differ from those in your home country. Having a properly prepared Will can help ensure your UAE assets are handled according to your wishes.
Document Attestation
Planning to sponsor your spouse or children? Marriage and Birth Certificates must be properly attested for UAE residence visa applications. As attestation can take time, we recommend preparing these documents in advance to avoid delays in the dependent visa process.
