We review your Title Deed/Oqood, passport, photo and supporting documents to ensure your application is ready.

DLD Verification & Recommendation
Your property is verified by Dubai Land Department (DLD) and the required property recommendation is obtained.

Golden Visa Application
Your application is submitted to the relevant immigration authority for review and pre-approval.

Pre-Approval & Medical
Once pre-approved, applicants aged 18+ complete the medical application, screening and fitness report.

Existing Visa Cancellation
If you already hold a UAE residence visa, it is cancelled before Golden Visa issuance. Not required for visitors or visa-on-arrival holders.

Document Attestation
Planning to sponsor your spouse or children? Marriage and Birth Certificates must be properly attested for UAE residence visa applications. As attestation can take time, we recommend preparing these documents in advance to avoid delays in the dependent visa process.
