Yes. You can use one or multiple properties to meet the required AED 1 million property value, provided the qualifying properties are registered under the applicant’s name and satisfy the applicable requirements.

Yes. A husband and wife can share ownership of a qualifying property for the Retirement Visa. A certified Marriage Certificate is required to establish the relationship.

Yes, but there is an important condition. For the Dubai property route, DLD states that if the property is mortgaged, the amount paid must be at least AED 1 million, supported by a bank letter confirming the paid amount.

Property eligibility depends on the property’s registration status, documented value, and the requirements applied by DLD at the time of application. We recommend reviewing the Oqood and property payment details before confirming eligibility for an off-plan property.

The retirement residence rules allow the purchase value or market value to be considered, with the market value determined by the competent property authority. Therefore, if your property’s registered value is below AED 1 million but its current market value may exceed the threshold, an official property valuation can be relevant to establishing eligibility.

The retirement residence permit is valid for 5 years and is renewable, provided the applicant continues to meet the applicable eligibility conditions at the time of renewal.

Yes. Dubai Land Department confirms that Retirement Visa holders can sponsor their spouse, children and parents for residence permits, subject to the applicable family sponsorship requirements and supporting documents.

Eligible adult children may be sponsored under the Retirement Visa family provisions, subject to the applicable rules. Requirements can differ for sons and unmarried daughters, so eligibility should be checked before applying.

Eligible family members may generally remain in the UAE until the expiry of their existing residence permits, subject to the applicable immigration rules and any requirements imposed by the relevant authority.

Yes. DLD currently provides a 5-year residence permit for parents under the retiree property residence service, subject to the required sponsorship documentation and eligibility requirements.

Dubai Land Department currently lists an expected processing time of approximately 7–10 business days for its property-based retiree residence service, provided the requirements are complete.

The DLD property-retiree service states that only the applicant is required to attend the service process. Because physical procedures, including the medical examination, form part of residence issuance, applicants should plan to be in the UAE for the required in-country stages.

For the main property-based retiree applicant, Dubai Land Department currently lists government charges totaling approximately AED 6,984.75, including medical examination, 5-year Emirates ID, residence permit, DLD fees, and administrative fees. Additional service or processing charges may apply depending on how the application is handled.

No. The 5-Year Retirement Visa is a self-sponsored residence permit. GDRFA describes it as a residence permit issued to a retired foreigner without a sponsor or host inside the UAE.

No. Depending on the applicable retirement residency route, eligibility may also be established through qualifying fixed annual income or financial assets/deposits, subject to the requirements of the relevant immigration authority. GDRFA currently lists a fixed annual income threshold of AED 240,000 as one qualifying route.

Yes. The Retirement Visa is renewable for another five years, provided you continue to satisfy the applicable eligibility requirements when you apply for renewal.
