We can assist you with obtaining an official DLD property valuation. If the certified valuation confirms a value of AED 2 million or more, the property can be considered for Golden Visa eligibility, subject to final authority approval.

Yes. You can combine multiple eligible properties to reach the required AED 2 million total portfolio value.
For example, two properties valued at AED 1 million each may be combined to meet the Golden Visa threshold.

In this case, one spouse can apply as the main Golden Visa holder—typically the spouse holding the larger ownership share. The other spouse can then be sponsored as a Golden Visa dependent, subject to the applicable requirements.

Yes. Husband and wife can combine their jointly owned property value to meet the AED 2 million requirement, subject to providing an attested Marriage Certificate.

Important: This privilege is restricted to spouses only. Other relationships (Parent/Child, Siblings) cannot merge portfolios for this visa.

Yes. Mortgaged properties can qualify for the Golden Visa. Under the current process, a bank NOC is not mandatory for Golden Visa eligibility. However, additional property or mortgage documentation may be requested depending on the application.

If you want to sell the property linked to your Golden Visa, you must either have another qualifying property worth AED 2 million or more to transfer your Golden Visa eligibility, or cancel your Golden Visa first so the existing property can be unblocked by DLD and the transaction can proceed.

Important: If you have dependents sponsored under your Golden Visa, their residence visas must be cancelled first before the main sponsor’s Golden Visa can be cancelled.

Yes. Eligible off-plan properties can qualify for the Golden Visa. The property value can be established through the registered Oqood (Pre-Title Deed) and supporting property documents, subject to DLD requirements.

Yes. Property investors may qualify with eligible real estate valued at AED 2 million or more. Multiple properties may generally be combined to meet the required value, subject to the relevant authority’s conditions. Mortgaged and certain off-plan properties may also qualify where the applicable requirements are met.

No. The Property Golden Visa process requires you to be inside the UAE, and you should not travel while the residency application is being processed. Once your Golden Visa residence is issued, you can travel normally.
